To ensure everyone has a wonderful and safe visit please respect these rules. Please take a few minutes to review them, and of course if there is anything we can do to make your stay better, please let us know. We have provided our Rules and Regulations but essentially we ask our guests to be courteous and kind to each other. Be respectful of other people’s property and privacy. Please make good decisions while staying at Cold River Campground.


Frequently Asked Questions

Q: How long is the camping season?

A: May 15th – October 15th (Weather Permitting). *Some early/late camping available. Call for availability.

Q: How many vehicles can I have per site?

A: You can have 2 (Two) vehicles per site if space allows. Please do not park on the grass or in other sites. If you have trouble finding parking please reach to CRC staff for assistance.  

Q: Do you have any seasonal sites available for 2024.

A: We do not have any more seasonal sites available for the 2024 camping season, however, weekly and monthly sites are available. We are collecting names for the 2025 camping season.

Q: If I call and cancel my reservation the day before, can I get a refund of my deposit?

A: No, you must give at least a 2 (Two) weeks’ notice to be eligible for a refund.

Q: How late is the laundry room and Lending Library open?

A: The Laundry and Library are open 24 hours for our guests.

Q: I don’t need electric and water for my van, can I rent a tent site?

A: Our tent sites are gently located in the forest tree line, we only allow tents to be placed on these spots to protect the area. Pop-ups, tear drops and vans can reserve an RV site which are designed to accommodate these heavy vehicles.

Q: I selected a site in Bear Corners site for my 24ft camper and did not pay the lock fee. How likely is it that I will be moved?

A: Unless a lock fee is paid, our system will optimize placement of RVs to allow the greatest number of sites to be booked. Smaller rigs in Bear Corners pull through sites are often moved if a lock fee is not paid.


Park

Must be 21 years old, with valid ID, to camp.

RV & Tent Check-In 1:00 pm and check out 11:00 am.

Cabins, Lodges, Glamping tents, and Rentals — Check-In 2:00 pm Check out 11:00 am.

Sites must be paid in full at the time of the reservation. Reservations cancelled at least two weeks prior to arrival will be refunded the reservation except for a $15.00 processing fee. Reservations cancelled within two weeks of your reservation are not eligible for a refund.

Fireworks and any type of explosives are strictly prohibited.  No firearms of any kind are allowed on the property. 

No cannabis products Marijuana products are allowed on the property.

Illegal substances and Cannabis/Marijuana-based products are strictly prohibited and are grounds for immediate eviction from the property. Drug use on the property or using the property for unlawful purposes or violation of any law or ordinance on or about the property will immediately terminate your occupancy and be grounds for your eviction from the park. You shall be liable for all costs incurred by Cold River and forfeiture of the balance of any remaining reservation. 

There is no smoking or vaping in any building. A $300 cleaning fee may be assessed if the smell of smoke is encountered during or after your occupancy. Disabling smoke alarms will also be assessed an automatic $300 fee and your contact information will be sent to the authorities.

You may be billed for any damage done to the property, furnishings, or housewares.

Quiet time is between the hours of 11:00 p.m. and 8:00 a.m.  Outside of these quiet hours please respect other guests' right to quiet enjoyment of nature. In doing so, please keep radios, outdoor TV’s and the like to a minimum at all times.

Leaf blowers and other power tools should not be in use from Friday 6:00 pm to Sunday 2:00 pm.

No Commercial activity shall be permitted within the campground unless authorized by the staff.

Any disturbance that triggers a visit by the police will require guests to forfeit the remainder of their stay and immediately vacate the property without any refund.

Early check-in and late check-out in may be permitted upon request.

Security cameras are present in all common areas for your safety.

The owners live on site and run the general store. They are available for any problems during your stay.

Sites

Purchased sites/stays are non-transferable and can’t be sublet, resold or occupied by anyone other than those listed on the original reservation.

Please do not touch power lines and never open electrical panels.

Please be very careful with glass bottles and recycle them. Recycling bins are located around the campground and can also be deposited in the bins behind the dumpster at the park entrance.

Septic hose connections must be firmly and properly connected, let us know if you need help with it.

Please do not move the fire pits without checking with management first.

Help us keep the campground looking nice and friendly, so please no clotheslines or opinionated lawn signs of any kind. 

Trash from your site should be deposited in the dumpster.

Prevent Forest Fires! Campfires are permitted in the fire rings and should be attended to and properly extinguished. Fires should never be left to burn out on their own.

Please respect your neighbors and other campers and use the walkways, rather than cutting through sites.

Children

Parents are responsible for their children’s supervision and safety at all times.  

Children must be at their campsites by 10:00 pm, or with a parent or guardian.

Children are encouraged to stay in the eyesight of their guardian. We understand that children get excited but please be respectful of your neighbor's space and noise tolerances.

Children should not be left alone in the facilities, lodging, pool or grounds.

Pets

Dogs love camping too. Make the experience great for you and your neighbors by following a few rules:

Aggressive animals are not permitted in the campground. If your dog is responsible for biting another dog, you will not be permitted to bring the dog to the campground.

Please bring a copy of an up-to-date rabies certification upon check-in.

Animals are not permitted in lodges, cabins, or glamping tents without prepaying the pet deposit.

You must always pick up after your pets (even if they poo in the woods or dog park) and dispose of any waste properly.

Dogs must always be kept on a leash and never left unattended.

No pets can be left outside unattended at any time.

Pets must follow quiet hours and not be allowed to bark or be noisy to an extent of damaging the quiet enjoyment of others during the day. Consistently noisy pets will be asked to leave. 

Guests

Guests are always welcome, please have them check-in at the store. 

All guests of a registered camper are permitted to use the pool for a $5.00 fee.

Any guest in the park after 10 pm is considered an overnight guest and must pay the overnight guest fee of $10.00. 

All guests that are not registered campers that arrive on an event weekend (as advertised on our website) will be charged an event guest fee of $10.00 and must receive a wristband at the store.  

 You are always completely responsible for your guests and their behavior.  

Nature

Please do not cut trees or limbs. Ask a member of the staff if you need help with any trees or limbs.

Please help us to control unwanted wildlife and do not leave trash or food outside your camper or in your fire pit.  Do not dump grease in the fire pit or the woods.

Please respect all the wildlife, plants, trees, rocks, campground equipment, and buildings in the park this includes defacing, breaking, uprooting, cutting, capturing, tagging or damaging the wildlife, foliage or property in the park.

Help us keep critters away by depositing all trash in the dumpster at the entrance of the park.

Vehicles

SLOW DOWN… Please observe our 5-mph speed limit throughout the park.  This is strictly enforced.

There are no ATVs or gas-powered golf carts allowed to operate on the property without staff permission.

No parking in the roadways, on the lawns, or in other campsites.    All cars on sites must have a pass hung on the rearview mirror.   

 Please do not drive on the grass.

 There is a 2-car limit per site (space permitting, most sites cannot accommodate more than one vehicle). Additional parking is available around the park.

Guests must park in an overflow parking area and not on your site.

All golf carts must be registered at The Hitching Post.

Event Tent & Rec Hall

Please recycle bottles and cans and dispose of your trash in the trash bins.

Reserving the tent or hall for a private event is available at the store.

Please remember that children may be nearby and curb your language as appropriate.

Sports equipment borrowed from the store should be returned each day.

Pool

Pool hours are from 9 am to dusk, when the streetlights come on, it is time to go back to your site.

All children aged 14 and younger must be accompanied and supervised by a swimming capable adult / guardian within the pool area. No more than 3 children per guardian.

All infants and small children, not toilet trained, must wear rubber swim pants while in the pool.

All pool users shall shower before entering the pool.

Do not prop the gate open or disable the gate latching mechanism.

All pool users shall avoid using the pool if they are experiencing symptoms of vomiting, diarrhea, skin Rash, or open wounds.

No Diving, running or horseplay allowed.

Urinating, discharge of fecal matter, expectorating (spitting), spouting water, or blowing one’s nose in the water is not allowed.

No Food, Drink, or Glass Containers Allowed

No animals in pool or pool area

Swimmers must wear appropriate swimming attire.

No large floatation devices, toys or "masks & snorkel" equipment is allowed

Only guests of this facility may use the pool, any guests of registered campers must pay the $5 pool fee before entering the pool area.

Do not use the pool while under the influence of alcohol, narcotics, or other drugs that cause sleepiness, drowsiness, or raise/lower blood pressure.

No Smoking in pool or pool area.

Please pick up your trash and belongings each time you exit the pool.

Please follow all posted pool rules.


Lodging

Please abide by the Rules and Regulations above and the additional Rules and Regulations below when staying in the Lodges, Cabins or Glamp tents.

Please enter and exit Bear Lodge and Deer Lodge through the lounge. Room keys will only work on the interior entrances. Side stairs should be used for emergencies only.

To keep cleaning costs down, please wash your dishes and remove open food containers from the fridge before check-out. Place used towels and other linen in the bathroom. Please do not eat and drink in the beds.

Please let us know immediately if anything breaks or is not working. You may be billed for any damage done to the property, furnishings, or housewares. Please do not rearrange the furniture. Damages will be assessed at the current replacement price.

Only the registered guests noted in the reservation are allowed on the premises and no parties are permitted in any CRC lodging. The event tent is available to rent if needed.

Children are encouraged to stay in the eyesight of their guardians. We understand that children get excited but please be respectful of your neighbor's space and noise tolerances. Children should not be left alone in the facilities, lodging, pool, or grounds. 

Don't leave dogs and pets unattended in the lodgings. Animals are not permitted in lodges, cabins, or glamping tents without prepaying the pet deposit.

Do not change locks or rekey locks under any circumstances.

Total occupancy rate assumes and includes reasonable usage of utilities. Your kilowatt consumption allowance is 160 KWh per day. Excessive consumption may be billed at $0.35 per kWh.

Security cameras are present in all common areas for your safety.

The owners live on-site and run the general store and are available for any problems during your stay. 


Seasonals

Seasonal Rules and Regulations include all items above plus the section below.

Term: The term of the lease shall begin on May 15th and end on October 15th or earlier if terminated as authorized in this lease, and Cold River reserves the right in its absolute and sole discretion to renew or terminate any lease at any time.

Rent: Seasonal campers are responsible for 9% ME lodging tax. To reserve a site for the upcoming season a site deposit and a signed lease agreement will be made by September 15 in the prior year, RV on the campsite during the off season will incur a non-refundable winter storage fee. Initial deposit is due September 15 with installments due January 1, February 1, March 1 and April 1.

Additional fees & cancellations: A late payment fee event will be imposed if payments are not received by the listed due dates. Any cancellation will be subject to forfeiture of all deposits. RVs for winter storage only or those not renewing a seasonal contract will be removed from the park by April 1st. Permission for removal must be granted by and coordinated with Cold River to assure grounds are not damaged during removal and that access is available. Lessee understands and specifically acknowledges that there will be no refund of payments made regardless of whether lessee occupies the leased site for the full term of the lease.

Winter Storage and off-season access: Storage of additional vehicles or items must be agreed to by Cold River and additional winter storage fees will apply. Lessee is responsible for any winterization, security, and protection of any RV, structure, vehicle or accessory on the site. Off-season access to your RV must be granted by and coordinated with Cold River

Occupancy: The occupants of the site are strictly limited to no more than two (2) adults and up to three (3) of their unmarried under 18-year-old children/ grandchildren and must be the occupants registered for your site. Individuals not registered are subject to a visitor fee. Unauthorized use of your site may be grounds for the termination of your contract with no refund. Parents must accompany their children under 18 that are staying at the site.

Site and Utilities:  Sewer connections for seasonal sites must be hard plumbed with PVC pipe within 30 days of arrival. Electrical meters should remain accessible for monthly meter reading. Cold River electrical and plumbing items should not be altered in any way including the removal of back flow preventers. Cold River and its agents shall reserve the absolute right to access the site, turn off water and/ or electricity and perform any other support to the site when it becomes necessary. Cold River may remove or treat trees or other objects for safety or maintenance reasons. The Lessee accepts the Site in its present condition. The Lessee is responsible for keeping the site maintained in a neat and clean condition and disposing of any refuse in the dumpster. Cold River and its agents and to any other person authorized by Cold River or its agents, to inspect the site as to determine whether that lessee is utilizing the Site in a lawful and moral manner. Said Site inspection may occur without any interference of any kind from lessee and with or without consent of lessee.

Electrical Usage: The Lessee is responsible for all monthly electrical charges. Cold River will read electric meters each month and Lessee will be billed accordingly for the electricity used. If at any time Lessee is found tampering with or making alterations to the existing electric service, Cold River has the right to terminate the lease, immediately and without notice. Cold River reserves the right to discontinue electrical service to a Lessees site for non-payment of their monthly invoice prior to the month’s end

Damage: Cold River shall not be responsible for theft or damage to Lessee's property. Lessee must maintain their own insurance coverage for all property and equipment located on Cold River property. Lessee shall be responsible for all damages to Cold River’s property caused by the Lessee, Lessee's children, employees, invitees, guests, agents, pets, etc.: Lessee hereby indemnifies and agrees to hold Cold River harmless from and against any and all actions, claims, demands, and liability as a personal injury and property damage arising out of the use, occupancy, or non-use of the Site and Cold River property including but not limited to the swimming pool, play structures, buildings, play grounds, roads, walkways, wooded areas by Lessees or Lessee's agents, employees, invitees, guests, or family members, and any and all costs and fees including attorney’s fees, incurred by Cold River: nor shall Cold River be liable to Lessee for any loss or damage suffered during the term of this lease on account of any defective condition or depreciation of Cold River property or any building structure or equipment on such property or any act of God

Vehicles and Accessory Trailers: Parking is limited on most sites. Extra vehicles may be parked around the park except between the store and the cottage. Lessee shall not park, store, keep, wash, repair, paint any trailer on any Site at any time without prior authorization from Cold River Campground management. Do not park on or block empty sites.

Improvements: Lessee shall not remove any trees, shrubs or boulders and shall not erect or add to any structure upon the Site within Cold River without prior consent. Lessee shall be restricted to one storage shed not to exceed 6 x 8 feet and all decks, awnings, canopies, and collapsible appendances must be designed for use with RV's. Improvements to sites are subject to prior written approval as to style, size, and location by Cold River. Application of rock and landscaping beyond what exists at the time of the lease must be approved by Cold River. All other accessory structures including but not limited to screen rooms and soft or hard sided carports are expressly prohibited. All decks must not exceed 200 square feet in its entirety. Manufactured houses are strictly prohibited on Cold River property. All abandoned decks left on Cold River property after the site is vacated will be accessed $300 clean up fee. Landscaping and site maintenance is the responsibility of the lessee.

RV: RV's must be approved in writing as to type, appearance, construction, color, and design by Cold River which reserves the right in its absolute discretion to approve or disapprove a RV, including for aesthetic purposes. All RV's must not be older than ten (10) years. Cold River determines the maximum size of the RV allowed on a site. Approval of an older RV is available by providing a recent picture and accurate specifications of the RV. No RV shall be placed on a Site unless the RV complies with or exceeds all applicable governmental regulations and is to be maintained in full compliance with the Recreational Vehicle Industry Association (RVIA) standards. The responsibility for complying with all requirements and regulations is solely that of the Lessee and Cold River shall have no responsibility whatsoever. The Lessee’s placement of an RV on a Site shall include adequate provisions for required parking.

Transfer: Lessee shall not sublet the Site or any part thereof, nor assign or otherwise transfer this lease. The sale of an RV to a third party while under this seasonal lease agreement does not entitle the purchaser to lease a Site and Cold River must be notified. Refunds for unused time will not be provided.

Conduct: Lessee shall not create a nuisance or disturb other campers by conduct such as, creating noise, improper or immoral behavior, odors or sights which could reasonably be considered objectionable by other campers, or doing any act of improper, immoral, unruly, or unreasonable manner within Cold River. Lessee shall be held responsible for lessee’s conduct within Cold River and conduct of Lessees' guests, invitees, and family members.

Rules and Regulations: Lessee must abide by the Cold River Rules and Regulations and a copy of these Rules and Regulations is available on the website coldrivercampground.com and are considered a part of this lease.

Personal property: RVs and all other improvements placed on the Site by the Lessee are to be construed as personal property for the purpose of these seasonal lease agreement and shall not be deemed realty. It is agreed that this is a lease of land only.

Default: If lessee fails to pay rent or any charge when it becomes due or violates any of the provisions of this lease including the rules and regulations (as from time to time in effect), such failure and / or violation shall constitute an event of default. If Lessee shall be in default, Cold River shall have the right to terminate this lease, enter the Site and repossess the Site, expelling, and removing therefrom all persons and property (which property may be removed and stored at the cost of and for the account of, Lessees) using such force as may be necessary without refunding any advance rent therefore owed paid by Lessee. The foregoing remedies of Cold River are not exclusive of other remedies available to the Cold River at law, and Lessee shall be liable for all costs and expenses, including reasonable attorney's fees, incurred by Cold River in any court action necessary to enforce this lease. It is expressly agreed by the parties hereto, that after the service of notice, or the commencement of a suit, or a final judgement for possession of the premises, Cold River may receive and collect any rent due, and the payment of such rent shall not waive or affect such notice, suit or judgements. Lessee further agrees to pay and discharge all reasonable costs. including attorney's fees and expenses that shall be incurred by Cold River in enforcing this Lease. The parties specifically agree and acknowledge that this lease shall be interpreted under and enforced only during general jurisdiction in Penobscot County, Maine and all parties hereby submit to such jurisdictions.

All rules and regulations of Cold River Hill Campground are subject to change without notice. Any lessee violation of the rules and regulations will forfeit their lease and all monies paid and will be required to leave Cold River immediately. The terms, conditions, and covenants of this lease shall be binding upon and are to the benefit of the parties thereto, their heirs, executors, administrators and assigns.


Alcohol

Cold River Campground recognizes that it is a privilege to buy and sell alcoholic beverages in the state of Maine and with that privilege realizes that it is our legal and social responsibility to comply with all Maine laws, rules and regulations and best practices as they pertain to the service of alcoholic beverages. We are committed to safe and responsible sale of all alcoholic beverages to only those patrons who are 21 years of age or older and to refuse service of alcoholic beverages to those individuals that are visibly intoxicated or, in the cases where we deem it necessary, to prevent a person from becoming visibly intoxicated. In order to achieve these goals, we have adopted the following policies.

Cold River does not sell, furnish, give or deliver liquor or imitation liquor to a person under 27 years of age unless they have verified that person is 21 or over by means of reliable photographic identification containing that person's date of of birth.

Acceptable forms of valid ID are: State Drivers License, state non-driver ID card, a passport. CRC will not accept college or school ID, ID not issued by the state or federal agency, birth certificates or social security cards.

Cold River will refuse sale to anyone with the appear of intoxication such as slurred speech with liquor on their breath, red glassy eyes, trouble walking, poor balance, poor or no fine motor skills and short attention span.

Cold River will retain any fake id and release it to local law enforcement. Any refusal of sale by Cold River will be logged.

Alcohol may not be consumed in the area of the Rec Hall, Lounge, Store or pool. All open alcohol must stay inside the boundary of the park.

Any camper providing alcohol to minors can be fined up to $2000 and / or up to one year in jail and may be charged with a felony if death or injury results in accordance with Maine State law. Violation of this law is cause for immediate dismissal from the park.

All staff of Cold River Campground and The Hitching Post have been briefed on local and state law regarding ID procedures and safe sales of alcohol. Any coercion of Cold River staff will not be tolerated.

Alcohol may only be sold during The Hitching Post Hours between the hours of 9:00 am and 10:00 pm.

No visibly intoxicated person may purchase, possess, or consume liquor in or around the Rec Hall, Lounge, Store or pool. If you are intoxicated, please return to your campsite.

Maine state law requires our employees to obtain a valid photo identification from anyone who appears to be under 27 years of age before selling them alcohol or tobacco. The identification must have a photo and birth date and be issued to you by a state or federal government. To protect our business and community, we strictly follow this law and reserve our right to refuse a sale of alcohol or tobacco. Thank you for your understanding and patronage,


Covid 19 Rules are currently not in effect.

Covid 19 Pool Rules

  1. Do not enter with symptoms of fever, cough or shortness of breath

  2. Wear a mask when outside the pool Mask is not recommended while in the pool as a wet mask may cause difficulty breathing

  3. Children who are too small to maintain social distance should not be in the pool

  4. Do not share goggles, gear or toys The only exception to these rules is emergency evacuation or rescue/ administration of first aid or CPR to a swimmer in distress.

Covid 19 Rules

Your health and safety are very important to us so we participate in any of Maine’s guidelines as they are in effect.

What CRC Is Doing To Protect You

CRC is offering contactless check in through our website ColdRiverCampground.com. We can meet you at your vehicle if you need help getting to or setting up your site.

CRC staff will increase routine cleaning and disinfection procedures with emphasis on frequently touched surfaces (such as door handles, counters, light switches, toilets, etc. and including communal buildings).


Cold River Campground is private property. We have the right to eject or refuse service to anyone for any reason at any time. Anyone not abiding by the rules, being disruptive, abusive, using loud profanity or being otherwise disorderly can and will be asked to leave immediately without refund.
